Inspections & Appraisals

Important Tips to Keep in Mind During the Process.

The Process

Once your offer is accepted, you'll enter the contract phase of the home-buying process. During this time, your real estate agent will help coordinate each step, keep you on schedule, and guide you through the important milestones leading to closing.

Earnest Money & The Purchase Agreement

After both parties sign the purchase agreement, you'll typically submit an earnest money deposit. Be sure to keep copies of all documents, amendments, and communications throughout the transaction. Your agent will help prepare the necessary paperwork and ensure important deadlines are met.

Title & Closing

A title company or real estate attorney will oversee the closing process, hold escrow funds, and perform a title search to confirm the property's ownership can be transferred free of unexpected liens or claims. Closing takes place once all contractual requirements and contingencies have been satisfied.

Inspections & Appraisal

A professional home inspection helps identify any issues with the property before closing. Depending on the inspection results, you may have the opportunity to negotiate repairs or other terms. If you're financing the purchase, your lender will also require an appraisal to confirm the property's market value.

Financing & Insurance

Stay in close communication with your lender throughout the transaction and provide any requested documentation promptly to help avoid delays. Before closing, you'll also need to secure the appropriate insurance coverage required by your lender, such as homeowners or landlord insurance.

HOA & Association Approval

If the property is part of a homeowners or condominium association, additional documents or approval may be required before closing. Be sure to review the association's rules, fees, and requirements so you know what to expect before completing your purchase.

Preparing for Closing

As closing day approaches, your agent and closing team will coordinate the final steps, review all required documents, and answer any remaining questions. With the right preparation and guidance, you'll be ready to complete your purchase and receive the keys to your new property.

What Price Range Can I Afford?

Resources For Florida Home Buyers

The journey to homeownership starts by understanding how much you can afford. One major thing to consider is your down payment, if any. Many consumers believe it's impossible to buy a home without at least 20 percent down. But thanks to various government-sponsored programs, many people can now buy a house with as little as 3.5 percent toward a down payment. Veterans of the U.S. military have zero-down programs available.
