Can you hold a property before I apply?
Properties are generally rented on a first-come, first-served basis after a completed application and all required fees have been received. We recommend applying as soon as possible if you're interested in a property. Availability is not guaranteed until the application has been approved and all required move-in funds have been received. -
Do I pay first month's rent, last month's rent, and a security deposit?
Move-in costs vary by property. Most rentals require the first month's rent and a security deposit prior to move-in. Some properties may also require last month's rent or additional deposits. Your lease agreement will outline the specific move-in costs. -
How old do I have to be to apply?
Applicants must be at least 18 years old or otherwise legally able to enter into a lease agreement. -
Is the security deposit refundable?
Security deposits are handled in accordance with your lease agreement and applicable Florida law. Eligible deposits may be refunded after move-out, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, cleaning, or other charges permitted under the lease. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the property's income, credit, or rental history requirements. All cosigners must meet qualification criteria and sign the required guarantor agreement. -
I found a property I want to rent. How do I apply?
Applications are submitted online. To be considered, applicants must complete the application, pay any required application fees, and provide all requested documentation, such as proof of income and valid identification. -
How do I pay rent?
Rent payment options vary by property. Most residents can pay online through the tenant portal. Additional payment methods, if available, will be outlined in your lease agreement or resident portal. -
I want to get a pet. What should I do?
Review your lease agreement and contact Benoit Management before bringing a pet into the property. Pet policies vary by property and may include breed or weight restrictions, pet fees, deposits, or monthly pet rent. -
I want to move out, but my roommate wants to stay. What should I do?
If one roommate wishes to move out while another plans to remain, please contact our office before making any changes. Any modifications to the lease must be approved by management, and the remaining resident or any replacement occupant may be required to meet the property's qualification requirements. -
My lease is ending and I plan to move out. What's required?
Please review your lease agreement for the required notice period. Written notice of your intent to vacate must be submitted according to the terms of your lease. -
Who is responsible for repairs and maintenance?
Benoit Management coordinates maintenance and repair requests on behalf of the property owner. Residents should promptly report maintenance issues through the tenant portal. Tenants may be responsible for the cost of repairs resulting from negligence, misuse, or damage beyond normal wear and tear, as outlined in the lease agreement. -
How long does the application process take?
Application processing times vary depending on how quickly we receive all required documentation and verification from third parties. In most cases, applicants are notified of a decision within a few business days. -
Are utilities included in the rent?
Utility responsibilities vary by property. Please review the property listing or lease agreement to determine which utilities, if any, are included in your monthly rent. -
Can I renew my lease?
In many cases, lease renewals are available based on the property owner's approval and the terms of your tenancy. Our team will contact you before your lease expires to discuss your renewal options.
